Top 10 Upcoming Resorts in the Maldives 2026

The Maldives pipeline is bigger than it's been since the 2017–2019 wave. Ten properties have firm or firm-enough commercial-opening targets between late 2026 and 2028, with four first-time-in-country brands (Bvlgari, Mandarin Oriental, Rosewood, Baccarat) anchoring the list. We've excluded anything still in MOU-only status without a break-ground date, and anything whose opening has slipped twice in the last eighteen months.

Ten resorts with firm or firm-enough Maldives opening dates between late 2026 and 2028 — verified against operator press releases, brand investor disclosures, and the Ministry of Tourism resort registry.

Who this list is for

Press, industry watchers, advisors briefing clients on the 2027 Maldives pipeline, and travellers who book eighteen months out and want the first-mover view on where the country's inventory is growing.

Who it isn't for

Travellers booking for 2026 this calendar year (see our existing resort lists); travellers who need a property fully bedded-in (every entry here is, by definition, still under construction or in early commercial operation).

  1. Bvlgari Resort Ranfushi

Bvlgari Resort Ranfushi rendering — Raa Atoll overwater villa with the brand's signature circular motif

Bvlgari Hotels & Resorts makes its long-anticipated Maldives debut in 2026 with Ranfushi, a 20-hectare island in Raa Atoll. The 54 keys are structured conservatively — 33 beach villas with private pools and 20 overwater villas, plus a single exclusive Bvlgari Villa on its own islet — and the four-kitchen dining programme is the clearest statement of intent: Niko Romito's Il Ristorante carries over from the brand's Roman flagship, with Japanese (Hōseki), Chinese (Bao Li Xuan), and a more relaxed tapas concept (La Spiaggia) filling out the calendar. This is the first opening we're confident enough to put at the top of the 2026 pipeline.

Pick this ifYou want the most concrete 2026 opening of the cycle: a full Bvlgari Hotels & Resorts product in the country for the first time, with a 54-key Raa Atoll footprint and four named signature kitchens including Italian cuisine at Il Ristorante — Niko Romito.
Skip ifYou want operational maturity — the resort will be weeks-old at the front end of the opening window, and Bvlgari's Maldives team is staffed from scratch rather than transferred from an existing property.

  2. Mandarin Oriental, Bolidhuffaru Reef

After a pipeline slip that pushed the opening from 2024 to 2025 and again to 2026, Mandarin Oriental's first Maldives property now targets late 2026 on Bolidhuffaru Reef in South Malé Atoll. The three-island structure is the structural story: 120 stand-alone villas spread across beachfront and overwater categories, with a twenty-minute speedboat from Velana that eliminates seaplane wait on arrival. The brand's operational depth in Asia — Bangkok, Hong Kong, Tokyo — should transfer cleanly. The risk is the honeymoon-market pitch, where three-island scale can read as too busy against the single-island competition.

Pick this ifYou want Mandarin Oriental's long-delayed Maldives debut at a structurally rare scale for the country — 120 villas across three connected islands, only 20 minutes by speedboat from Velana.
Skip ifYou want a seaplane arrival and small-island feel; the three-island structure delivers scale and proximity to the airport, but sacrifices the remote-lagoon seclusion most 2026 luxury travellers book the Maldives for.

  3. Rosewood Ranfaru

Rosewood's Maldives debut was originally scheduled for 2025 before slipping to 2027, which at this point reads as a pipeline reality rather than a warning. Ranfaru, in South Malé Atoll's pristine lagoon district, will be the larger of two Rosewood properties — 120 villas, the brand's signature Asaya wellness concept as the anchor, and a marine-conservation component on the island focused on coral propagation and turtle rehabilitation. Villa sizes are advertised from intimate one-bedroom retreats to multi-bedroom residence arrangements.

Pick this ifYou want the larger of the two announced Rosewood Maldives properties — 120 villas, Asaya wellness as the spa anchor, and a dedicated marine conservation centre focused on coral propagation and turtle rehabilitation.
Skip ifYou want the smaller, more intimate of the two Rosewoods — that's Shaviyani (below), scheduled later but with a 60-villa footprint on a previously undeveloped island.

  4. Capella Maldives at Fari Islands

Capella Maldives at Fari Islands rendering — third resort on the Fari composition, North Malé Atoll

The third and final resort on the Fari Islands composition — joining The Ritz-Carlton and Patina Maldives — is set for 2027. Capella's small-luxury model at 40 villas across two connected islands sits below Ritz-Carlton's 100-villa footprint in scale, which is intentional; Pontiac Land's master plan for Fari always envisaged a graduated small-to-large progression across the three resorts. Capella's Singaporean-led operational ethos and cultural-immersion programming should read distinctly against its Fari neighbours, though the shared-marina dining and retail will be common across all three resorts.

Pick this ifYou want the completion of the Fari Islands triumvirate — joining The Ritz-Carlton and Patina Maldives on the same reclaimed-island composition — with Capella's small-luxury operating model at 40 villas.
Skip ifYou want an independent site away from other resorts; Fari Islands is a three-resort composition sharing common areas, and the energy is closer to a small resort cluster than a private island.

Baccarat Hotel & Residences Maldives, slated for Q2 2027, sits across five interconnected islands spanning over 111 acres in South Malé Atoll — SH Hotels & Resorts' most structurally ambitious Maldives launch. The crystal-house brand's translation from Manhattan to a Maldivian lagoon will be the interesting editorial question; on paper, the five-island footprint is the largest single private development to open in the country since Waldorf Astoria Ithaafushi, and the scale should support the kind of operational depth Baccarat's Manhattan flagship runs. Rate is expected to land at or above US$3,500 for the lead-in category.

Hyatt Regency's first Maldives property is scheduled for late 2027 on Samarafushi in North Malé Atoll. The 130 villas, including a Regency Club category, price the brand at the upper-midscale ceiling — meaningfully below Park Hyatt's rate floor and meaningfully above the mass-market AI pack. For Hyatt loyalty members, this is the structural news: a standard-category Maldives property redeemable on a reasonable points band, which doesn't currently exist in the country. Operational details around Samarafushi Island — house reef, dive operation, seaplane versus speedboat — are not yet publicly confirmed.

  7. Nammos Resort Maldives

Nammos Resort Maldives at Nedafushi — Aegean-inspired villa rendering on a teardrop-shaped private island

Nammos's first Maldives property applies the Mykonos beach-club brand's Aegean-inspired design language to a teardrop-shaped private island, with a compact 48-key footprint — 7 branded island villas, 17 water villas, and 24 beach villas. Nammos's operational strength is evening programming (live music, beachfront dining, DJ residencies), which is a genuinely different positioning for a Maldivian resort, where quiet-and-early is the default. Whether the sound-carry on a small Maldivian atoll will fit that programme is a reasonable open question. Targeting 2027, though the specific atoll placement remains operator-confidential.

The smaller and further-north of Rosewood's two Maldives debuts — 60 beach and overwater villas on a previously undeveloped Shaviyani Atoll island, each with private pool and an emphasis on indoor-outdoor living. Shaviyani itself is relatively untouched by resort development, which is the point: pristine reefs, empty beaches, and a remoteness that even Maldives veterans would find compelling. Opening 2027–2028. Rosewood's "A Sense of Place" operational philosophy is the longest test the brand has yet run in a new region, and the less-developed northern-atoll context will shape how that philosophy translates.

  9. Corinthia Maldives

Corinthia Maldives rendering — 73-key luxury resort across two interconnected islands
Corinthia Maldives, Noonu Atoll. Photograph — Rendering courtesy Corinthia Hotels press materials

Corinthia's first Maldives property targets a 2027 opening across two interconnected islands, with the larger hosting a 73-key luxury resort. Corinthia is a Malta-founded operator better known in Europe (London, Brussels, Prague) than in the Indian Ocean; the Maldives debut is the brand's eastern-extension bet, and it arrives at a point when Gulf-based travellers are the fastest-growing Maldivian market segment. The 73-key scale and two-island layout are deliberately intimate for the category. Rate floor, house-reef quality, and transit specifics remain operator-confidential.

  10. Oberoi Maldives

Oberoi Maldives — name plate. Property rendering pending; resort targeting a 2028 opening.

Oberoi Group signed a 2024 MOU with developer SCDCL to operate a luxury resort in the Maldives — the group's first Maldives property. Oberoi is a known operational quantity (Udaipur, Lombok, Bali), with a reputation for service depth that would read distinctly against the Western-chain pack that dominates the 2026–2027 pipeline. This entry sits at rank 10 because the project is still at MOU stage without a public break-ground date, and the target opening is 2028 or later. Included for visibility and tracking; a move up the list depends on construction-milestone confirmation.

Methodology

Opening dates corroborated directly against each operator's press releases, brand investor disclosures, Hospitality Net, Skift's hospitality desk, and major travel-title coverage (Travel + Leisure, Condé Nast Traveler) between Q1 2025 and Q1 2026. We cross-referenced the Maldives Immigration lodging database and the Ministry of Tourism's MMPRC resort registry for site-lease confirmation. The 24-month forward window on the cover is Q4 2026 through end-2028. A property without a break-ground date, or one whose opening has slipped twice in the last eighteen months, does not qualify.

How we ranked

  1. 01 Firm or firm-enough commercial opening date within the Q4 2026–2028 window, not indefinite 'announced'.
  2. 02 Site lease and construction activity verifiable against the Ministry of Tourism registry.
  3. 03 Operator or brand news — a brand's first Maldives property ranks above a second-country entry.
  4. 04 Structural distinctness — architecture, scale, or transit positioning that differs from current stock.
  5. 05 Operational-readiness markers — staffing, kitchen, and dive-operation planning disclosed by the operator.

What we considered and didn't include

One&Only Reethi Rah 2nd island
Rumoured expansion; no break-ground date and no MOT registry entry as of Q1 2026. Excluded until confirmed.
Banyan Tree Maldives 2nd property
Operator has acknowledged intent to expand beyond Vabbinfaru; no site lease publicly confirmed.
Pendry Maldives
Appears in some third-party pipeline lists; Pendry's own future-openings roster does not include the Maldives as of Q1 2026.
The Standard, Huruvalhi (2nd phase)
The first Standard property is a rebrand, not a new-build; there is no confirmed second-phase or separate new-build project.
Aman Maldives
Repeatedly speculated; Aman has publicly stated it is not currently planning a Maldives property.
